Two companies quoted a full tear-off from the sidewalk. These guys got on the roof, lifted tile at three spots, showed me photos of felt that was cracking in my hand, and quoted a relay for a lot less. Same tile, new everything underneath. No leaks through two wet winters.

Called about a stain in the hallway ceiling. He explained that water runs down the felt and the stain is nowhere near the entry, then found a rusted valley about twelve feet uphill. Fixed it that afternoon and told me my underlayment had four or five years left instead of trying to sell me a roof.

Honest answer I did not expect: my roof is too new to touch. They cleaned the valleys, checked the flashings, wrote down what to watch for, charged me for the inspection and told me to call back in five years. That is why I will call them back.
